You should take advantage that you don’t have to pay for our services, the Seller pays for it, in this case the builder. Also, in case you didn’t know when you stop at those beautiful model homes the sales consultant doesn’t represent YOU..oh no no no.. they represent the builder 👷🔨CHOOSING THE BUILDER there are several well known builders developing large communities and smaller family owned construction companies that can build on your lot or on an existing lot that they own. So get familiarized with them. You want to make sure that you're dealing with a reputable company. ask the builder about their 🌲⛳LOT PREMIUM. For example if you like the tranquility of the water view, or you enjoy nature and would love a conservation view then You'll have to pay for a lot premium. what do I recommend? if you're going to move in to this home absolutely yes! Not only will you enjoy the view but it'll increase your resell value 📄🔖READ THE CONTRACT thoroughly. this is not a standard 12 page contract that we realtors use. This is more like a book. Make sure to pay attention to the deadlines like the escrow deposit, the loan approval depending on the builder it could be 30-45 days, and if you use their preferred lender they usually give you some type of seller incentive or closing cost contribution. What features are included with the sale? in other words what’s basic and what’s upgrade like what type of counter top is included, type of flooring,, the expected closing date ….this is just a tentative date and it could change by a few days to a few months so if you are looking to move in immediately you have to have a back up plan like if you’re putting your home on the market and plan to close on it at the same time as your new construction ….be prepared for unexpected delays, the builders are dealing with several subcontractors and a delay on one causes a delay on the rest.
